DVC Condo meeting 2010

On Thursday December 9, 2010 Disney Vacation Club held its annual Condominium Association Meeting.

The meeting is comprised of several components including the formal Board of Directors Meeting, the Member Meeting and a Member question and answer period. During the board sessions, the proposed budgets for 2011 were ratified, along with several amendments which were detailed in the budget mailings sent out in mid-November.

According to figures presented at the meeting, Disney Vacation Club dues have risen at a rate of 3% annually since 2005. That rate is far lower than the 9% industry average compiled by Ernst & Young for the American Resorts Development Association (ARDA.)

Following the budget discussions, attending Members were given the opportunity to pose questions specifically related to annual dues.

  • Old Key West renovations will run through mid 2011. Costs are currently on target or under the original budget for the refurbishment.
  • A member questioned why dues are rising at a rate higher than the Consumer Price Index (CPI.) The reason given is that CPI is not a good indicator of the cost of operating a resort hotel. CPI deals primarily with the costs of consumer goods such as bread, milk, and so on. DVC representatives estimated that 60% of annual dues go toward employee salaries and benefits (including healthcare costs) which are rising at a rate much higher than CPI.
  • Foreclosures are currently an issue for DVC but they do not impact member dues. Disney Vacation Development absorbs all costs associated with foreclosures.

Following the budget Q&A, DVC's independent auditor spoke and reported that all Condominium Associations received an "unqualified" (i.e. "clean") opinion.

DVC President Jim Lewis used the next portion of the meeting to address some issues which have been raised at prior sessions. First was the quality of TV channels offered at DVC resorts, specifically the lack of Fox News Channel. While Lewis sympathizes with owners over the many missing channels--particularly TNT--decisions of that nature are made at higher corporate levels and are unfortunately out of the hands of Disney Vacation Club.

Lewis read a letter from a member regarding a supposed decline in value of DVC ownership due to the discount rates offered at other Disney resorts. Lewis stressed that DVC ownership is a long term proposition. They can neither give refunds to members during a poor economy, nor can ask existing members to pay more for their ownership when the economy is good. Overall Disney is steadily reducing hotel discount programs, so the value of DVC will continue to improve comparatively-speaking.

New member perks introduced in the last year include discounts at Best Friends Pet Care, Via Napoli, Tutto Italia, Ridemakers, Little Miss Matched and trail rides at Fort Wilderness campground. DVC has also obtained member discounts on the D23 fan club and for tickets to Disney Broadway productions.

The issue of room cleanliness was briefly addressed. The goal is 100% member satisfaction. DVC staffers stressed that Members should make every effort to get problems resolved during their stays rather than simply contacting Member Services after the fact.

Disney Vacation Club briefly previewed the on-line booking system which is expected to be live before the end of 2011. The system will add many new features to DVCMember.com including making reservations, creating waitlist requests and borrowing of points. DVC Members were involved in the design and testing of the new system in order to gauge its effectiveness. Implementation of the on-line reservation system will be just one part of a complete redesign of DVCMember.com.


DVC presented the results of its own internal member surveys. Those rating the program as excellent or very good totaled 90% of DVC membership. According to figures provided by the ARDA, the industry average for excellent + very good ratings among timeshare managers is 57%. Market Metrix' independent ratings reflect similar results with DVC as the timeshare segment leader with a rating in excess of 91.

SSR Rehab

Disney will begin a rehab project at Disney's Saratoga Springs Resort & Spa which is scheduled to run well into 2012.

The project involves exterior painting for all 18 buildings on property. Individual buildings will be closed off to guests as the painting occurs. The entire project is slated to run from November 2010 through an unspecified date in the summer of 2012.

Construction barriers will be used to minimize the impact on other resort guests.

This refurbishment comes as Saratoga Springs prepares for the conversion of its Paddock-area Leisure Pool to a full blown feature pool with accompanying counter service dining facilities.

Halloween Events Offer DVC Member Discounts

Each fall, the Disneyland® and Walt Disney World® Resorts encourage Guests to don their favorite (Theme Park-appropriate) Halloween costumes, go trick-or-treating through the Park and enjoy exclusive entertainment offerings (including Halloween fireworks spectaculars) during specially ticketed, after-hours events, with select nights offering Disney Vacation Club® Member discounts.

Disneyland Resort: Mickey's Halloween Party will take place on Oct. 1, 5, 8, 12, 15, 19, 22, 26, 29 and 31. Moving this year from Disney California Adventure® Park to Disneyland Park, the party will dramatically add to its trick-or-treat stations, giving Guests all the candy-fueled energy they'll need to maximize their enjoyment of the popular Haunted Mansion Holiday and Space Mountain Ghost Galaxy attractions. Mickey's not so scary halloween party 2010

This Halloween, join Mickey and his friends at the Magic Kingdom for 24 nights of "not so scary" fun at Mickey's Not So Scary Halloween Party. The Magic Kingdom is transformed into a kid-friendly "Spooky" Party. There will be Halloween fireworks and a specially themed parade starring all of your favorite Disney characters.

Guests, especially children, are invited to wear costumes. However, guests are asked to choose costumes that are not obstructive to the child's view or that may be offensive to other park guests.

New DVC Site?

There's a persistent rumor that's been making the rounds of the usual sites (most recently Screamscape) that Wilderness Junction may finally be built as a DVC property on the old River Country site, perhaps in the style of Disneyland Paris' Hotel Cheyenne.

It's an intriguing concept, particularly if they built the train loop to connect the three properties (Wilderness Lodge, Wilderness Junction, and Fort Wilderness).

Who knows what will happen. Even if Disney engineers have been spotted on site, we all know that Disney investigates a lot of things and only pursues some of them.

Disney's Aulani Resort Opening Date

Disney's Aulani Resort and Spa will open in the Ko Olina Resort area of Oahu, Hawaii on August 29, 2011. Hawaiian culture and tradition will come to life in this resort, modeled after the Hawaiian village concept. The ocean views, white sandy beaches, tropical foliage and salt-water lagoons make this newest Disney Vacation Club resort a great place to "come home" to.

Aulani will feature 359 traditional hotel rooms, decorated with wood and Hawaiian elements. These rooms have several views available: Standard View, Ocean View, Partial Ocean View, Poolside Gardens View, Island Gardens View. All of these rooms sleep 4 and have either 2 queen-size bed or 1 king-size bed with queen-size sleeper sofa. The 382 square-foot rooms have 1 bathroom.

Disney's Old Key West Resor Refurbishment

Disney's Old Key West Resort are scheduled for a major refurbishment beginning in 2010. The project involves substantial updates to the units including the addition of a twin sleeper chair to the larger villas.

Similar to the current refurb at Disney's BoardWalk Villas, the units at Old Key West will receive extensive replacements and upgrades. The project is slated to include the following:

  • New carpet
  • Wood floors will be refinished
  • New blinds and drapes
  • Units will be repainted
  • New upholstery on sofas and love seats
  • Twin-size sleeper chair added to living room (one bedroom and larger)
  • Granite countertops
  • New cabinet hardware
  • Ceiling fans to be replaced
  • New lamps in living room and master bedroom
  • Current televisions replaced with flat panel units
The refurbishment is scheduled to begin sometime in the spring of 2010 and will run into spring 2011.

DISNEY VACATION CLUB LAUNCHES SALES FOR AULANI, FIRST RESORT IN HAWAI`I

CELEBRATION, Fla. (July 1, 2010) – Disney Vacation Club began selling real estate interests for the company’s first family-friendly destination resort in Hawai`i today. Aulani, Disney Vacation Club Villas, Ko Olina, Hawai`i, is scheduled to open its first phase in fall 2011 and will mark the eleventh resort for Disney Vacation Club.

“We are thrilled to give families joining Disney Vacation Club a new resort option in one of the most popular vacation destinations in the world,” said Disney Vacation Club President Jim Lewis. “Once Aulani opens, families will be able to immerse themselves in the culture of Hawai`i while knowing that they will get the quality vacation experience only Disney can deliver.”

Aulani, a Disney Resort & Spa, Ko Olina, Hawai`i, is planned to include 481 two-bedroom equivalent Disney Vacation Club villas and 360 traditional hotel rooms upon its completion. Other family friendly resort amenities are scheduled to include an 18,000 sq. ft. spa, two restaurants, a wedding lawn, a kids’ club, a conference center and a pool area complete with a feature pool, wading pool, tube slides, sunset-facing hot tubs and a snorkel lagoon.

Disney unveils Golden Oak luxury homes, offering a chance to live in the Walt Disney World resort

Located southeast of the Magic Kingdom and north of Epcot, the exclusive Golden Oak community will offer a single family custom homes priced between $1.5 and $8 million.

Less than 30 home sites will be available for sale this year, so space is quite limited. The home designs have been created by Walt Disney Imagineers, making them dream homes for any Disney fan.

The gated community will feature intimate neighborhoods and amenities within the entire 980-acre footprint.

Disney Bus Crash Near Epcot

Eight people were injured, one seriously, because of a crash involving two buses near Epcot, the Florida Highway Patrol said.

A Walt Disney World bus hit the back of a Waldorf tour bus about 2:30 p.m., Florida Highway Patrol said.
The Mears bus had stopped in a right-hand lane, but it was not clear why. It was rear-ended by the Disney bus.
All of the injured passengers were on the Disney bus, and the most seriously hurt was the driver of that bus, Florida Highway Patrol said.
The driver, who has not been identified, was airlifted to Orlando Regional Medical Center
The driver of the Mears bus had no passengers, and the driver of that bus was outside the vehicle when the accident happened.

Magic Kingdom changes

It is rumoured that there are big changes coming to the Magic Kingdom this summer. Although, at the moment it is only a speculation, but it should be confirmed within the next couple of days.

Firstly, many of you will be sad to hear that SpectroMagic will be taking a break. It may be replaced for a short time by Disneys "Mainstreet Electrical Parade", which had its last run at the Magic Kingdom in April 2001. This could explain the issues with SpectroMagic appearing on Official Park Calendars from July onwards.

"Wishes! A Magical Gathering of Disney Dreams" will also be taking a break, and it is rumoured that it will be replaced by "Magic, Music, Mayhem!" - a highly popular show that has previously only run at Disneys Pirates and Princess Party. This means the return of the perimeter fireworks!

There may also be a special new finale to IllumiNations: Reflections of Earth on the cards.
